The problem
Buying property or overseeing a construction project in Albania from Germany, Austria or Switzerland means navigating a system you don’t know: the land register (ASHK) is not publicly searchable, informal construction (pa leje) is common, and brokers and sellers have a financial stake in the deal closing — not in your protection. Without an independent review, you carry the full risk.
